In Apollo Beach, Winter Is the Season
Most Florida rentals slow down after New Year. An Apollo Beach property does the opposite, and an owner running a summer-peak calendar is staffed for the wrong half of the year.
Apollo Beach has a draw that runs on cold weather. When the Gulf drops below about 68 degrees, manatees move into the warm-water outflow at the Big Bend power station, and the viewing center runs its season through the cool months — roughly November to mid-April.
That gives properties here a booking curve that looks nothing like the rest of the region. Bookings build through the winter, peak in the coldest stretch, and thin out over the summer.
Why it matters operationally
An owner who treats summer as high season books cleaning capacity for the wrong months. The crunch here lands in January and February, when the rest of the market is quiet, and the trough lands in July, when everyone else is slammed.
Handled deliberately, that is an advantage. Capacity is easier to secure in winter, because most of the demand across the bay is elsewhere on the calendar. It only becomes a problem if nobody scheduled for it.
Winter guests use the property differently
They are outside more, not less. Tampa's winter is the pleasant part of the year, so patios, grills and screened areas get heavy use in exactly the months an owner might assume they sit idle. Outdoor furniture needs the same attention in January it would get in June.
They also run the air conditioning far less, and that is worth knowing. A property that has been sealed up with the AC barely cycling holds humidity differently, and a rental that sat empty for ten days in cool weather can smell closed-up even though nothing is wrong with it. Airing it out is part of the turnover, not an extra.
Blankets are the other one. Guests who came from further north are fine, but plenty of visitors are Florida families who did not pack for a cold snap and will look for extra bedding that most summer-stocked rentals do not carry.
Use the summer trough
The quiet months are when the work that cannot happen mid-season gets done: carpets, grout, appliance interiors, touch-up paint, replacing the outdoor cushions that faded over the winter they were actually used.
Owners who defer all of that to "the off season" and then define the off season as winter never get to it here, because winter is when the property is full.
