Fair and Festival Season: Long Stays, Not Fast Flips

The two events that fill rentals on this side of the county are both February fixtures, and both sit east rather than downtown: the state fair at the fairgrounds near the interstate junction, and the strawberry festival over in Plant City, which runs about eleven days from late February into early March.
For rentals in Brandon, Seffner and Riverview, that is the busiest stretch of the year, and it is busy in a way that catches out owners who prepared for it like a normal peak.
These are long bookings
A festival that runs eleven days does not generate eleven one-night stays. It generates week-long and eleven-night bookings, from families doing the whole run, from vendors and exhibitors working it, and from people who came for the event and stayed to see relatives.
Which means the operational problem is not the same-day flip that a game weekend produces. It is a property under continuous heavy use for a week and a half with nobody cleaning it, arriving at the end in a condition that a standard turnover slot cannot absorb.
The fix is a mid-stay clean around day five or six. Linens and towels refreshed, bathrooms reset, kitchen and trash dealt with. Guests almost always accept it when it is offered as part of a long stay, and it turns one impossible checkout clean into two manageable ones.
Vendors and exhibitors are a different guest
People working an event keep unusual hours, come back filthy, and bring equipment. Expect early departures and late returns, laundry every day, and a property being used as a base rather than a vacation.
They are good business — long, predictable, and they rebook the same weeks next year — but they need a check-in that does not depend on a fixed afternoon window, and floors that can take it.
Book the capacity in December
The one thing that reliably goes wrong is leaving February staffing until February. Every rental on this side of the county is full in the same two weeks, and mid-stay cleans have to be slotted into a week when the calendar is already dense.
Owners running several properties should map the whole month before the bookings land: which stays need a mid-point reset, which days are genuine changeovers, and where the collisions are.
